Why I Write You 120 Word Stories

I need to break my 120-word limit to explain why I write you 120 word stories different to other Agents.

You would have heard about Artificial Intelligence (AI) and its promise to change the world.

You may have read about ChatGPT, a new open source (free) AI that interacts in a conversational way to questions you ask it.

ChatGPT is so good it has schools and universities scrambling to respond to its potential to undermine student assessment.

Here’s a small demonstration why.

I typed ‘How do I sell my property for the best price?’ into ChatGPT.

Here was its response it typed out in five seconds:

“There are several steps you can take to help sell your property for the best price:

1. Price it correctly: Research comparable sales in your area to determine the right listing price for your property.
2. Make necessary repairs and improvements: Fix any obvious defects and make your property as attractive as possible to potential buyers.
3. Stage your property: Make sure your property is clean, well-lit, and furnished in a way that appeals to potential buyers.
4. Use professional photography and marketing materials: High-quality photos and marketing materials can help your property stand out online and in print.
5. Use an experienced real estate agent: A good agent will have experience pricing and marketing properties like yours and will be able to help you navigate the negotiation process.
6. Be flexible and responsive: Be prepared to show your property at any time, and respond quickly to any questions or offers.

Remember, the key is to make your property as attractive as possible to potential buyers so that you can fetch the best price for it”.

That’s why my emails contain 120 word personalised stories rather than information about ’the market’.

My value as your Agent is not in my two decades of subject expertise – as ChatGPT proves.

It is in my relationship with you, and with your story about your storey.

As proof, I typed another question into ChatGPT:

“Can you conduct an auction for me?”

Here was its response:

“I’m sorry. I am an AI language model and I do not have the capability to conduct auctions.”

Sentimental Value

A mate lost his wedding band swimming in the ocean last week.

‘Look on the bright side,’ his companion comforted him after an hour of fruitless duck-diving.

‘It means you’re losing weight.’

One of his children asked how much it cost.

My mate shrugged.

‘It’s more the sentimental value,’ he told her.

‘But you’ll need to buy a new one,’ she replied.

I Like My Accountant

I like my accountant.

He’s clever.

I like my web designer.

He’s creative.

I appreciate each of my many ‘back end’ professionals whose expertise allow me to tell the story of how I can sell your storey.

But I’ve been thinking about how I can find even more time in 2023 to focus on doing what I love:

I want to be even leaner than I was in 2022.

Less time on my phone and laptop and more time on your front lawn pointing my gavel at people bidding for your property.
